Federal and state laws and regulations in California control real estate agent�s scope of duties. Below are some important laws that affect a real estate agent�s action.

1. Fair Lending Notice: Basically, it was designed to prevent discriminatory lending practices in California. Agents and lenders should provide this notice to a borrower before taking a loan, telling you about your rights. If you as a borrower feel that, you are being treated in a discriminatory manner in the lending process, you can file a complaint. This law is applicable, if a discriminatory manner in lending process happens based on race, color, religion, sex, marital status, age, physical or mental disability, source of income, national origin or ancestry. It is also illegal to use these factors to discriminate the housing accommodation in a neighbourhood surrounding. Every agent and lender is required to post this notice in his or her office.
   
2. Real Estate Settlement Procedures Act (RESPA)-This is a federal law and only applies to federally related loans, administered by U.S. Department of Housing and Urban Development (HUD).Within this law, an agent must provide detailed information on settlement costs to the buyer, so that he/she can look for and compare the prices with other agents. This estimate should contain information similar to Mortgage Loan Disclosure Statement required by California law. In some cases, an agent may use one disclosure form to comply with both the state and federal requirements.
3. Truth-in-Lending Act (TILA)-Under this law, the lender must provide you a disclosure, which tells you the identity of the creditor, the amount financed, the number, period and amount of payment, the late payment charges, if any.
